WHY DIDN'T YOUR HOUSE SELL?

We Sell Homes Other Agents Can't
The above image lists 6 of the homes we’ve sold that previously expired with other agents. After being on the market for a combined 1285 days, these sellers contacted us, had plenty of frustration and disappointment from their previous experiences, and we were able to bring them relief by selling their homes quickly, at a price they were completely satisfied with.
Many agents will want to convince you to choose them based upon their “years of experience,” and some of them may even offer to sell your home at a discount rate. Very few will actually spell out to you with crystal clear clarity the exact steps they are going to take in order to sell your home quickly, and for a price you’ll be thrilled with. It’s not a gimmick. It’s just a straightforward plan of actions. It’s our “10-Step Maven Marketing Plan”.
The "6 Questions Every Agent Must Answer" are all questions that should be asked of any person you would consider selling your home, and anyone worth hiring should provide you answers to these that aren’t vague and general, but specific, and they should do so with confidence.
It isn’t mysterious. It’s actually quite simple. When an agent is unable to sell a home, something has been mishandled in one or all three of the following categories: Photos, Presentation, and Pricing. We execute all three of these categories on such a high level that we are willing to offer you special programs.
For anyone not wanting to get tied into a lengthy contract with another agent, we completely understand. That’s exactly why we’re willing to sign a 30-day listing agreement with you. If we don’t get your house sold in 30 days or less, you can be free of any obligation toward us, no problem.
We believe so much in the process we’ve implemented to sell homes for people, that we’ll offer to sell your home in 60 days, or we’ll pay your mortgage.
We Can Make The Calls Stop
There are way too many realtors who believe they are entitled to your trust, many of whom are calling you non-stop right now. We can make the annoying phone calls stop.
Mavens believe trust should be earned. How long do other agents need to sell your home? 6 months? 90 days? We don’t want you to have the fear of being tied down long-term in a contract you’ll regret. We can understand how you might be hesitant, having gone through the difficulty of the previous attempt to sell your home. We are offering to sign a 30-day listing agreement with you, because we believe we will either sell the home for you within 30 days, or you will be convinced in the process that we have earned your trust. If we don't get the house sold in 30 days or less, you can be free of any obligation toward us, no problem, no hassle.
Why Hire An Agent When You Can Do A Better Job Yourself?
People who get hired to perform certain tasks in the workforce get paid based upon the responsibility they hold in their profession. As such, depending on the job someone is trying to get, the interview process might be minimal, or extremely rigorous.
For most people, buying a home is the single largest transaction they will complete in their lifetime. A home is a huge investment, and as such, anyone handling your investment should be dependable, trustworthy, and professional, and yet for many homeowners, they won’t even have an interview process for the agent they are considering. They might even just hire someone to do the job who was recommended to them by a friend or family member. But consider how in every other walk of life, there exists this interview process, and yet when it comes to selling a home, most people won’t ask questions of the agent before they hire them to do the job. As a result, most homeowners will eventually not get answers, but instead, excuses from the agent they chose to hire.
Your agent should have answers, not excuses. There are some basic questions that anyone who has the responsibility of selling a home should be able to answer:
- How long will it take you to list my house?
- How is the correct listing price determined?
- What actions will you take to sell the home?
- How many people will you have helping with this process?
- What does it look like for you to work buyers?
- What will follow up look like with potential buyers and myself?
These are all questions that should be asked of any person you would consider selling your home, and anyone worth hiring should provide you answers to these that aren’t vague and general, but specific, and they should do so with confidence.
Most Agents Don't Care About You
The overwhelming majority of agents simply want a listing, because if they can get that listing, that is one more place where they can put a for sale sign in the yard with their number on it, and pick up new clients from people calling the number provided on the sign. As a result, many agents care very little about correctly listing a home for sale with proper photos, presentation, and pricing. These are 3 of the most important elements to giving your home the best opportunity to be sold at highest dollar, in the shortest amount of time, and any agent who cares about you and your plans will make sure these 3 elements are executed with excellence.
Photos - Over 90% of buyers begin their search online. When someone takes the time to schedule a showing on your home, it is really the second showing; their first showing was online. Great photos grab people’s attention. And bad photos drive them away.
Presentation - It is so important to do everything possible to create a pleasant feeling and experience for buyers viewing your home. Sights, sounds, smells, feeling, and even tastes should all be taken into consideration. The more attention you can give to these details, the more likely the buyers will have a great feeling about your home.
Pricing - The most common question haunting a seller is, “Am I leaving money on the table?” We don’t want you to leave money on the table, but we also don’t want to give you wrong expectations because that typically only leads to frustration and the fracturing of the seller-realtor relationship. We can provide you with the data necessary to determine the proper price of your home and we will do everything in our power to present your home to the market in the best light possible. Honesty and transparency on the data is the key to pricing right and getting your home sold.
My Agent Disappeared! Have You Seen Them?
What do they have to hide? Agents tend to hide themselves when they are shirking their responsibilities. Maybe they were more attentive and easy to get ahold of the first couple weeks they listed your home for sale, but not long after they became unreachable except for, of course, when they wanted to request you decrease the price. It’s the same story we’ve heard over and over again, the end result being a tremendous waste of your time and tons of frustration. Selling your home is a tremendous responsibility and should be treated as such by anyone you trust to get the job done.
We take this responsibility so seriously that we offer a special program where we guarantee we will sell your home in 60 days or less, or WE WILL PAY YOUR MORTGAGE. Don’t get an agent who disappears. Get an agent who will treat the selling of your home for what it is; an incredible responsibility.
Legends Get Complacent
When it comes to selling your home, you don’t need to rely on some agent’s vague reference to their “Years of experience”, or “Oh I’ve been doing this for years”. A complacent agent who relies upon their years of past experience won’t work hard enough to sell your home.
You need your home to gain attention. You need a group of agents who have a plan of action. Here is a summary of our 10-Step Maven Marketing Plan:
- List Within 3 Days Or We Sell It For Free
- We Pay For High Quality Professional Photos
- Write A Thoughtful Listing Description
- Meticulously Highlight Features
- Make Facebook Posts
- Run Open Houses
- Work All Potential Buyers
- Create 3X The Potential Buyers
- Provide Impactful Feedback & Communication
- Overcome Objections & Solve Problems
Discount Agents Are Still Overpaid
Why would you choose an agent to sell your home solely, or even primarily on whether or not they will sell it at a lower commission than the competition? We’ve heard it so many times, “would you list it for 5% instead of 6%?” Quality matters, and agents willing to give up their commission do so because they have very little else they can bring to the table. They are so willing to give up money because they don’t believe in the value of their own work.
If you can find 3 agents who will collectively work your listing, work buyers like we do, and execute like us, and they do so at 5% commission, you could go with them. But consider this: if they are so eager to throw away their money, how do you think they will handle your money when it’s time to negotiate with a buyer during the selling of your home?
The Power of Photos
Most agents are willing to present your home with photos like the ones to the right (we find them embarrassing!):
We understand that professional quality photos presented to the market online are some of your most important opportunities to gain attention on the property and get your home sold. It is worth the investment of purchasing this type of photography to ensure that your home is presented in the most attractive way possible to prospective buyers.
We will provide you the highest quality of photography at no charge to you. We believe in the importance and impact of doing this so much that we pay for these photos on your behalf. It's just a part of our high standard of service, and a part of how we show that we take great personal responsibility for selling your home.
